Wynyard Central is a cutting-edge development in Auckland's waterfront district. A vibrant, environmentally sustainable precinct within walking distance from the CBD, it sets new standards in residential living with its Homestar 7 rating for sustainability and energy efficiency. 

The 25,000 sqm development, comprising 113 beautifully designed residences also houses various ground-floor retailers, crafting a community that is both luxurious and conscious of its environmental footprint. 

Leading property developer Willis Bond selected Tenco to establish an embedded network at this award-winning site. Tenco's strategic approach led to financial and environmental benefits for the body corporate and residents of Wynyard Central. 

The Challenge

Creating a development of Wynyard Central's scale, embracing both luxury and sustainability, required careful planning and execution. The developers were seeking a seamless integration of an embedded network to complement the sustainability initiatives and to generate revenue that would benefit the body corporate. 

The Solution

Tenco was entrusted to set up an electrical embedded network as well as private network for water billing.  The customised solution included: 

  • Network Connection Agreement Review: Ensuring compliance with local regulations 

  • Embedded Network Setup and Management: Implementing the private electricity distribution network efficiently 

  • Electricity Supply Procurement Services:  Driving down the cost of electricity supply for the development

Willis Bond selected Tenco to establish an embedded network at our award-winning Wynyard Central development in Auckland. Willis Bond subsequently transferred ownership of the network to the body corporate who use the additional revenue generated to offset fees and provide annual savings for each owner.

Tenco Generates Recurring Revenue for Best-in-Class Property Developer.

Tenco was commissioned by Precinct Properties to roll out an embedded network across its prestigious Commercial Bay development in Auckland. 

Commercial Bay combines world-class urban shopping with a state-of-the-art office tower and food destination. The project encompasses five buildings and is positioned at the bottom of Queen Street – historically the mercantile hub of Auckland.   

Tenco provided a suite of bespoke solutions to Precinct during both the development and construction cycle, which included: 

  • network connection agreement review 

  • negotiation of local network costs during construction 

  • embedded network setup and management 

  • electricity supply procurement services (construction and post completion phases)

  • provisioning of all retail electricity meters   

  • gas and water billing services post completion

The Future of Utility Networks in the Commercial Sector.

Utility billing and solutions provider Tenco overhauls electricity networks.

In a 12-month process, Tenco was commissioned by Precinct Properties to roll out embedded networks across its 14 commercial properties in Auckland and Wellington.

The move came about following Precinct's purchase of the Downtown Shopping Centre from Westfield in Auckland in 2013, which was already running a Tenco managed embedded network.

Tenco Managing Director Nick Price who oversaw the project, says Precinct performed an extensive review and decided to have Tenco overhaul their existing utility arrangements.

Precinct Development Manager Mike Patching says Tenco made the process significantly easier by its customer-centric approach and vast industry knowledge, resulting in substantial commercial benefits for the company.

There were a few drivers behind our decision to pursue embedded networks across our portfolio. The portfolio has grown historically over time and our assets have included different electricity regimes with different revenue expectations. A significant driver behind this approach was to streamline our processes and be able to offer our clients choice of retailer. Many of our clients were keen to pursue their own electricity supply which previous to having embedded networks we were unable to offer.

Precinct was charging its clients for electricity at cost across several of its properties, and carrying a significant debt risk from each billing cycle. Patching says the old regime was not commercially feasible.

Tenco have been managing private utility networks for more than 15 years. This has involved the conversion or setup of more than 275 embedded networks since 2005. Price says as commercial property operators become more astute, there is an increasing demand for embedded networks.

Tenco's clients include shopping centres, airports, commercial office buildings, apartment buildings and retirement villages. We work with New Zealand's largest property owners including property that is owned or managed out of Australia. Essentially we were buying electricity, paying to read the meters, paying for administrative resources, and selling it back at the same price, while carrying the debt risk until it was paid. Other issues added to complicate the process further such as arrears and disputes. It was commercially unsound to continue this model.

Tenco collaborates with Matvin Group to deliver innovative utility network services to The Botanic Silverdale.

The Botanic Silverdale has created a vibrant and exclusive retirement village in the Auckland region. With such care devoted to the resident experience, Matvin Group was careful to ensure that a private utility network catered to a range of resident needs.

As the largest provider of private utility network services in New Zealand, Tenco was well positioned to implement a bespoke electricity network on behalf of Matvin Group - the developer of this unique, multi-staged retirement village in Silverdale. Tenco has served the property industry since 1998 and manages over 350 networks spanning electricity water, gas and fibre.

With over 480 electricity connections and extensive communal facilities, The Botanic requires careful infrastructure planning. Tenco was selected to implement a private utility network at the outset to avoid higher costs of doing so at a later stage. This decision means that residents see no impact from the network, have an active connection upon their arrival and can switch to their preferred electricity retailer if they choose to do so.

Tenco provides ongoing support to The Botanic as the village grows each month and a comprehensive solution that includes:

  • local network connection agreement review

  • private network setup and management

  • staged implementation of downstream connections in line with village construction

  • provisioning all retail electricity meters

  • electricity procurement services for the communal supply

The Botanic is quickly becoming known as the standard in the next generation of retirement village living. With a construction cycle spanning several years, trusting that our service partners can deliver now and into the future is key to the success of our model.
